Jun26 was not a good month as my portfolio lost 3.5% and KLCI retreated 1.1%. 

All the stocks in my portfolio either dropped or remained unchanged in this month except KFIMA which rose 2.6%.

JHM fell heavily at 18.6%, probably next quarter's result might not be good.

Hiaptek also dropped 9% due to a poor FY26Q3 result. Its quarter revenue and operating profit actually improved both YoY and QoQ but the share of profit of its JV dropped tremendously from RM70.6mil to merely RM6.2mil QoQ.

The poor performance of its JV (Eastern Steel) was mainly due to forex loss despite a steady operating performance.

Overall, the steel price still stays soft which is not good to Hiaptek's own business.

July 2024 was a bad month as my portfolio shrank by 5%, even though KLCI advanced 2.2%.

I think most of the small & mid cap stocks do not perform well despite the bullish KLCI.

August is even worse and it almost wiped out my paper gain this year!

I didn't make any sell transaction in June and July. The timing of selling seems to be my weakness as always. 

I didn't sell EUPE, Fajar & LEESK when they were riding high, and didn't sell enough shares of TAS either.

I don't know whether they will ever revisit their previous high...

My Portfolio May24

May24 is not a bad month for me. Even though previous "heavyweights" EUPE & TAS fell 14% and 3.3% respectively, latest heavyweight stock Fajar climbed 38.5%.

I manage to buy more Fajar's shares at average price of 35sen before it released its FY24Q3 result.

As a result, my portfolio was able to gain 3.15% in the month, lifting overall YTD gain to 32.7%.

KLCI's YTD gain has almost reached 10% which is undoubtedly its best performance in more than 10 years.

April 2024 is a great month for me as my portfolio gained 16.9%, bringing YTD gain to almost 30%.

This is due to EUPE & TAS, the 2 stocks which I invested more heavily into recently. Both of them gained 58% & 35% respectively in Apr24.

Malaysia's stock market seems to be very bullish as I can see many stocks flying up the sky.

KLCI has gained 8.3% in the first 4 months in 2024, which is its best performance since I started tracking KLCI from year 2014.

Anyway, Gtronic's share price continue to slide and lost 15% in the month.

It seems like the "SCIB phenomenon" does not apply to Gtronic.

My Portfolio Feb24

The stock market is quite bullish in the first two months of 2024. KLCI has already gained 6.6% and my portfolio just manage to match it at 6.4%.

In Feb24, I have added two new members into my portfolio: ADB & EUPE.

I decided to invest in ADB mainly because of e-invoicing, even though its PE ratio is not low at 30x at share price of 68sen.

E-invoicing will begin in Aug24 for those with annual turnover of at least RM100mil, whereas all taxpayers are compulsory to do it from Jul25 onwards.

I'm not sure how much profits ADB can get from this e-invoicing thing. By looking at its share price chart which dived from RM1.10 on the first day of trading to stay sideway at 60+sen level, I just feel that the only way it can head is north this year.

I purposely bought its shares before it released its FY23Q4 result but the result is a bit disappointing.

EUPE Joins Belfield & Merdeka 118

 



Since the euphoria in the second half of 2020, the stock market has not been doing well for the past one and a half year.

It seems like my best investment so far since 2021 is the property I invested in, which is Sunway Belfield. 

Of course it's still too early to make any conclusion to this investment. Anything can happen down the road and it might still be possible to turn into a bad investment.

Tower A & B of Sunway Belfield are almost fully sold. Tower C was launched in November last year and the launching price was more than 15% higher for the smallest unit compared to Tower A.

I'd expect at least 30% appreciation in price once the construction is completed in 2024 or 2025. This is the reason I invested in Sunway Belfield in the first place.

In other words, I bought the smallest unit at around RM750 psf and I hope it can reach RM1000 psf once it's completed.

One thing for sure is, there will be much more supply of residential units in this Belfield or Kampung Attap area in the near future.

How Underrated Is EUPE?


EUPE is a well-known property developer based in Sungai Petani, Kedah. It has multiple townships development in Sg Petani, Gurun & Padang Serai.

The most notable development is Cinta Sayang Resort & its township with a 18-holes golf course, hotel and water park. 

During previous property market boom in early 2010s, EUPE started to venture into property market in Klang Valley.

In 2011-2012, it announced its plan to acquire lands in Puncak Jalil, Bangsar South & Cheras. The Puncak Jalil land deal which was meant for landed properties was terminated later.

At that time, I had some interest to invest in EUPE as I thought those high-rise projects in KL should carry higher GDVs which would boost its profitability significantly.

However, its first KL project "Novum@Bangsar South" which was initially planned for early 2013, has been delayed to Mac 2016, the time when property market went downhill.

Nevertheless, EUPE's venture into property development in Klang Valley is a successful one.
