Senjayu To Match Eco Meadows

Today, The Star published an article about some upcoming property launch in Penang next year.

Projects worth RM41bil in Penang next year

What caught my attention is this:

IJM Land’s pipeline of projects for next year in Penang included the RM232mil Waterside Residence in The Light Waterfront project next to Penang Bridge, the RM64.7mil Trehaus Condo Villa scheme in Bukit Jambul, and the RM118.4mil Senjayu Terrace project in Jawi, South Seberang Prai.

The Trehaus and the Waterside Residences scheme would be launched in the second quarter of 2016, while the Senjayu Terrace would be introduced in late 2016.

“The price of the three property schemes ranged between RM730,000 and RM1.3mil,” he said.




IJMLand has purchased a 70-acre land in Jawi in 2013. Now we know that it will only launch its first project there in late 2016.

The first phase is known as Senjayu Terrace, which I think should be double storey terrace houses.

Its price will start from RM730,000 according to The Star report above, though it is still about one year away from the launch.

Few months ago, Eco World priced its Eco Meadows double-storey terrace from RM708k.

Wow, will RM700k become a common price for DST in mainland Penang soon?

After "unaffordablelised" the properties in Penang island, those giant property developers have certainly shifted their sight to Penang mainland, especially in southern area aided by the IKEA hype.




How much should Tambun Indah price its DST in Pearl City?

  1. seriously?? 730k for terrace?? in jawi? im living nearby, not aware that houses in that area has become so pricey..

    1. May be it's 3-storey terrace? I'm not sure. But IJMLand will not price their property "cheap" or "affordable".

    Tambun,Malton,Ivory all these companies have development slated in Batu Kawan. Which of these companies is the best to accumulate?

    1. Actually Tambun does not have land in Batu Kawan, and Ivory has already sold its stake there. Now there are Malton, GOB, Eco World & Paramount. Personally I prefer Paramount.

    Cycle and Carriage Bintang (CCB) sales has shown growth of 86% to 1.2 billion in past 9 months. The bottom line also surges due to increase in rev & profit margin, especially from new hybrid model. All the above are contributed by new models launched this year. There are more new models coming up in 2016, you can check out it's press release dated 8th Oct2015 in Mercedes-benz.com.my.
    It seems like Mercedes is turning around. If I use the latest Q's EPS of 13.36 sen to annualise and with PE=10, the fair price would be ~RM5.34 vs current share price of RM3.30 now.

    1. NO problem. You really give me lots of pressure :) I'm afraid of buying the wrong stocks! Anyway, I know I'm just ordinary human being. I read those recent articles about CCB in i3investor, I would say that its share price has great potential to go up. I just has doubt whether it can repeat the superb sales performance in 2016. I have not done my own research yet anyway, really extremely busy, even can't post my 2015 review on time...
