Cuscapi: It's Do Or Die With REV

Cuscapi caught a lot of investors by surprise by plunging into red in its latest FY13Q3 financial results.

In FY13Q3, Cuscapi recorded a significant lower revenue of RM9.7mil (down 33% QoQ) and a net loss of RM2.8mil, resulting in a 9MFY13 cumulative loss of RM1.8mil.

This is Cuscapi's first quarterly loss since Q2FY09.

Cuscapi, previously known as Datascan was founded in 1978 and listed in Mesdaq in 2004. It was just transferred to main board in Sep 2013.

Cuscapi is one of the leading providers of IT solution in Malaysia, with core business in:
  • Hospitality, F&B and retail management solutions
  • Network security solutions
  • Collaborative Fulfilment Management solutions
  • Business consulting services

Cuscapi's major business comes from its business management solution by providing point-of-sales solutions to its customers. In 2003, it has developed its in-house F&B business management solutions software application known as Transight Smart Service Suite and was estimated to have a market share of 70-80% in 2008.

Its customers include McD, KFC, Pizza Hut, Berjaya group, Shangri-La to name a few. It has its presence in 29 countries especially South East Asia and China. It has just acquired a company in Philippines in FY2012 and plans to set up more offices in China, Middle East and India.

Cuscapi's revenue has been in an uninterrupted increasing trend since 2008. However, its net profits fluctuate and is hard to predict. This might be due to spending in overseas expansion and R&D.

RM mil FY12 FY11 FY10 FY09 FY08
Revenue 58.9 53.6 43.9 38.9 36.3
PBT 6.8 8.8 10.0 0.5 1.1
PAT 6.8 8.6 9.1 0.3 1.0

For the last 3 consecutive quarters, Cuscapi's net profit is in a reducing trend. The reasons given by its management is the same for the last 3 quarters: delay in materialization of certain significant projects and increased operating expenses.

RM mil FY13Q3 FY13Q2 FY13Q1 FY12Q4
Revenue 9.7 14.4 11.8 14.2
PBT -2.6 0.4 0.6 1.7
PAT -2.8 0.4 0.6 1.6

Why so many delays?

Perhaps all the focus and resources have been shifted to something called "REV".

If you don't know anything about Cuscapi's business, I think it should be fine as you just need to know this "REV", as it represents Cuscapi's future. It will enable Cuscapi to break its bottleneck and jump immediately to a higher level if it is successful.

Cuscapi has spent a lot of money and time in R&D to develop this innovative product called "REV", which is a Customer Self-Service Interactive Ordering Solution (CSOS). It is a complete hardware & software solution that enables restaurant diners to view electronic menus and submit orders via an Abdroid-based tablet.

Cuscapi does not sell the tablets. Customers will need to subscribe to REV for a 3-year contract if they are keen to use it after a trial. Thus, it will generate a long-term recurring revenue for Cuscapi.

Previously, Cuscapi sold the hardware to its customers and just received some service & maintenance fees thereafter.

The management will also look into additional revenue-sharing business model with its F&B customers through promotion offered through the REV. Any additional sales from the REV promotion will go straight into Cuscapi's profit by a certain ratio. Besides, advertising in the REV tablet can be done in the future to generate more revenue.

REV tablet - made in China

I am not sure how much Cuscapi will get from each REV tablet subscribed. In CIMB report, it is mentioned that 10,000 subscription contributes RM24mil to the revenue. If this is true, then it should be RM2400 a year or RM200 a month for each tablet I presume.

CIMB predicts conservatively that Cuscapi may get 3,000 REV subscription in FY2014. This will give a revenue of RM7.2mil a year. This may not be too much compared to FY2012 revenue of RM59mil.

However, I think its profit margin should be high and if Cuscapi successfully designed its REV for fast food restaurants, then its subscription may increase tremendously.

Cuscapi's CEO Mr Her has been quoted as estimating that the REV could lead to as much as RM25mil a month in revenue by 2015! This will be a whopping RM300mil revenue a year from REV alone!

This calculation is derived from charging RM8,000 per month per F&B outlet, with 40% of its 8,000 outlets adopting REV. Currently Cuscapi is managing 8,000 table service outlets. This does not include 12,000 outlets in quick serving restaurants (fast food).

If this is materialized, and we assume a conservative net profit margin of 10%, Cuscapi's net profit from REV by 2015 will be RM30mil. This would give an estimated EPS of 7sen (profit from REV alone, base on 433mil shares, excluding future warrant conversion), or fair value of at least 70sen if PE is 10x.

       One of Cuscapi's client

The REV was officially launched in September 2013 and so far Cuscapi has successfully secured 2 pilot restaurants in Malaysia as its customers. It is also deploying REV in other pilot sites in Asean & China region.

China is a big opportunity for Cuscapi as one medium size chained restaurants can have 300-500 outlets. Base on previous records, I think Cuscapi may have a good chance in China, as it is currently experiencing encouraging growth in China.

Cuscapi experiences 22% growth in China revenue for the first 9 months of FY13 (RM9.4mil) compared to  the corresponding period in FY12 (RM7.7mil).

After announcing the disappointing result, Cuscapi's share price falls to 39sen on 22 Nov 2013.

Cuscapi currently has RM30mil of cash mainly raised through the rights issue in April. This cash will be reserved for future merger & acquisition to increase its value. It paid 1.125sen net dividend (after tax) for FY2013, which is 3% yield at share price of 39sen.

It has just signed an agreement with Malaysia Debt Ventures Berhad in October for up to RM13mil to help to finance the deployment of REV. Before this, its borrowing is negligible.

CEO Her Chor Siong, since 2010

Since the REV is only at its infancy stage, a lot of more expenses may be needed and other businesses seem not going so well, I think I should continue to monitor Cuscapi in my stock alert list.

Those who has very high confidence in the REV may have an opportunity to accumulate Cuscapi's shares. It is potentially RM300mil per year revenue by 2015.

Anyway, Cuscapi is not the first to roll out this tablet-based ordering solution in Malaysia, the almost similar thing is available in Sakae Sushi since few years ago.

More Condos In Seberang Perai

Before year 2008, you rarely see a condominium with facilities in Seberang Perai. Now, it starts to grow like mushrooms after the rain.

The land and landed property in prime areas of Butterworth & Bukit Mertajam are getting more & more expensive over the years. Thus, developers and buyers start to switch to high-rise property.

As a result, the price of apartment in this area rises from RM100+ psf to over RM300 psf in just 5 years time. However, the higher price tag also comes with better facilities.

Some people may still argue that it is unwise to buy condos in mainland Penang either for investment or for own stay, as there are still a lot of land available.

This is true if the landed property price in prime area here is cheap (not compared to Penang island but according to affordability). But is it the case?

It is very clear that Penang island property price is increasing to a record level that most middle income people cannot afford. For example single storey terrace at RM700k & condos at above RM500 psf.

When potential buyers can't afford to buy in the island, what will they do? Will they rent to stay? Will they buy nothing? Will they move to other states? Or will they look for cheaper option which is mainland?

After the completion of second bridge, the connectivity between mainland and island will be further improved. Going from Seberang Perai to Penang island is like from Bayan Lepas to Georgetown or Bukit Mertajam to Butterworth.

It is undeniable that Bayan Lepas FIZ has provided a lot of job opportunities in the island, especially skilled workers & engineers. However, this industrial area is fully occupied and probably there will be no more new industrial zone on the island.

Whereas in mainland, the old industrial areas in Perai & Mak Mandin are already larger than Bayan Lepas. Now there are large new industrial zones coming up in Bukit Tengah, Penang Science Park & Batu Kawan.

       Batu Kawan Industrial Park

Recently Ibeden Co Ltd, a Japanese electronics & ceramics producer has announced to invest RM1.3bil to increase capacity at its second building in Penang Science Park. This will create another 1,500 job opportunities. A lot of engineers are needed for sure.

I believe that in the near future, especially when Batu Kawan starts to develop, there will be more influx of people into Seberang Perai because of job opportunity, shorter distance to work or better home affordability, either from the island or other states. So the demand for housing will be higher, and condos will be able to survive as well if the location is good.

That's why I have high confidence in Tambun Indah since it was publicly listed. Other notable active mainland developers include Asas Dunia, WingTai, PJD & GOB.

For Penang island, it will be only for the rich in few years time.

Below is the progress of some new or under construction condominiums & apartments in mainland Penang. All photos taken in mid Nov 2013.

Flattish Johotin

Johotin has released its FY13Q3 result few days ago. It is flat without any surprise, so I expect its share price to remain flat without any surprise as well. It may even go lower due to QE tapering concern.

Thus, I shall continue to keep it in my stock alert list, until next quarter result or any encouraging announcement.

For FY13Q3, its revenue increased 3% QoQ to RM63.5mil but net profit falls 4% to RM5.5mil. For the cumulative 9 months period, its revenue drops 2% to RM176.8 while net profit stays the same at RM16.7mil compared to the corresponding period in FY2012.

Though the revenue for F&B segment in Q3 trends up a bit compared to previous quarters, probably due to the end of New Zealand drought, overall there is no sign of growth in both tin manufacturing and F&B segments.

Anyway it is noteworthy that there is quite a lot of cash spent in the purchase of property, plant & equipment area. The management may build a new factory or increase its existing capacity for its F&B segment.

Johotin's milk products will not be able to compete in Malaysia market. However, more than 80% of them are exported.

       Have you seen these brands?

Johotin's balance sheet remains healthy with a net cash position. Its total borrowings have been pared down to the lowest level for this quarter.

Its dividend has nothing to shout about. It paid 4.2sen single tier for FY2012, which is about 17% payout from net profit, giving a dividend yield of 2.4% at current share price of RM1.75.

Tropicana Teams Up With Marriott

Yesterday, Tropicana has signed an MoU with Marriott International to develop a 15-storey 200-room hotel called Courtyard in its Penang Tropicana 218 Macalister.

Besides this hotel component, Tropicana 218 Macalister comprises 211 units of commercial suites, 88 units of service residences and 20 high-end retail outlets. The overall GDV is RM511mil and will be completed in year 2018.

The first phase of Tropicana 218 Macalister, Neo Suites, has been launched and achieved an encouraging take-up rate of more than 85% even though it is priced at quite a premium.

During the press conference, Tropicana's CEO Datuk Yau said that to date (mid-Nov 2013), the company has recorded total sales of more than RM2 billion and unbilled sales amounted to RM2.2 billion.

If we can recall, Tropicana achieved RM1.06bil sales and RM1.65bil unbilled sales at 1H13. This means that it has achieved more than RM1bil sales in less than 5 months from July 2013.

For FY2013, Tropicana has a plan to launch RM3bil worth of projects and target RM2bil sales. Now it seems like it has surpassed the sales target.

The figures may be pushed up some more as Tropicana is expected to launch Tropicana Metropark phase 2 Paloma Service Residences (GDV RM465mil) in end of November and soft launch Tropicana Heights Kajang in early Deecmber.

Below are some slides extracted from Tropicana's presentation published in November 2013.

Up to 1HFY13, revenue and net profit from property sales (excluding fair value gain) have already surpassed full FY2012's figures. I expect more sales in 2HFY13 and better operating cash flow in FY2013.

Up to mid-November 2013, the unbilled sales have reached RM2.2bil!

More land sales will be recognized in 2H13.

In 2H13, Paloma Serviced Residences @ Tropicana Metropark & phase 1 Tropicana Heights will be launched.

Commercial properties (shop offices) at Oasis 2 & 3 of Tropicana Danga Cove are planned to be launched in Q4FY13.

Phase 1 Penang World City Tropicana Bay Residence & Tropicana 218 Macalister have been launched in Q3FY13.

You can get the full presentation slides here.

Tropicana's share price has been in a "sliding mode" from June 2013, where the bottom is no where to be seen.

It seems to me like some parties are deliberately depressing its share price since the last 6 months. Current share price of RM1.33 gives it a PE ratio of 8.7x. I believe that Tropicana can at least match last year's performance in term of net profit.

However, its escalating debts and suffocating finance cost will be the major concern, apart from the property cooling measures taken by the government.

Though the proposed disposal of Tropicana City Mall & office Tower fell through, its very much improved property sale and land sale should help to ease its balance sheet.

Hopefully the partnership with Marriott will materialize soon.
